I thought it died in the late 90’s when they tried it with California beachfront property and Colorado ski resort properties?

There is only so much land close to the ski slopes or a block off the beach, and a lot of the rise in prices has come alongside a rise in land value. 

What is the best way to explain to them why I'm asking for a pre-approval letter? 

What was even more stupid is after winning the auction, I figured I would need a place to stay, so I put in a pre-auction bid on another house for $7,001 that had a fenced yard where I could put dogs when I went out there.  

If a township does shift their ordinances, owners still have the options to rent for a "season" which works well for places by ski resorts that sell annual passes or communities with amenities like Lakes and Pools. 

Then we move to using cash to purchase the property and 0% APR credit cards to finance the rehab (labor and materials).

A pre-approval shows the seller that you have the financial mean to purchase the home and makes your offer more appealing.

Unfortunately, I needed to have a pre-screening questionnaire lined up already with my non-negotiables telling them no before getting off the phone. 

If we do the cash out option though, we would aim to buy by end of Oct or Nov this year, second property by Apr or May 2015, and a third by Dec 2015.Current DTI ratio is 19%, and would remain 19% if take cash out option as monthly payment is virtually unchanged from current payment.  

I'm especially glad for the original question because I have been looking for the same answers....in general.Does anyone have a pre-existing spreadsheet that they are willing to share?
