Small amount asset based loans/mortgages

So what are the buyers doing that are buying properties in the 50 K and under range? For example just earlier someone made a post saying that you could buy properties in Detroit Michigan 45k that would rent 850. 

I’m not trying to start a debate so if you’re hankering for one there’s plenty of other post for you. What I wanna know is how are these investors buying so many properties when it is difficult it appears to find asset based lenders that are willing to loan on small amounts.??

    Me and some other lenders can do bridge loans on 50K houses with a rehab budget as long as the ARV ends up at or above 100k then you can REFI.

    30 year fixed is tough to get with that small of amount. We cant touch it.
