I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.

I advertised on Craigslist and I started slinging my push mower and weed trimmer in the trunk of my 2-door Ford Escort, bungee strapped down.

Keep in mind those on BP are mainly investors and are more educated ( well some anyway) than your average civilian retail buyer seller.Commission have always been negotiable and we see that right now.. in Vegas there are huge billboards with agents advertising 1% list side.. and we see BAC coming down .. really depends on the market and price points..  

Hello all,I recently went to buy a short sale property that was advertised as a "Fully Approved Short Sale".

The CAM (common area maintenance) charges are in addition to the advertised rental rate. 

The only think you can do before this is to fill out the form to have your property advertised on the housing authority list of available properties, but by the time that list gets updated most the properties are already rented.

I have found similar sentiments about team building from the new BRRRR book advertised on Bigger Pockets. 

Some of them advertise on the Greenville Craigslist.

A lot of the top producing teams have advertising budgets and will pop up pretty quickly with a google search.
