I am considering adding a clause such as "upon formal graduation from xxx University, this lease may be terminated early at the end of the month in which you graduate".  

The universe of loans is much to large for that.

Under the 202X exemption, investors can raise up to $2.5M from non-accredited New Mexican investors if the funds will be invested mostly in New Mexico. 

In my state of Washington, the state rules are highly overregulated and have moved me more in the direction raising money through a rule 506 private placement.Ask your lawyer to prepare a subscription agreement that discloses lots of possible risks in the project and asks whether the investor is accredited.

Still, after years at the university and seeing that new issues are almost always unnecessary, I'd still skip it.

There is a reason Trump University is in court from so many unsatisfied people who spent tens of thousands of dollars.
