I just got a 4 acre city lot rezoned from SR to C and also negotiating on a 1 acre rural industrial lot on a main highway.

Hello All, I am looking to do  my  first BRRRR deal in Albany. Has anyone worked with any lenders in the area on a deal. My concern is the seasoning period.

Would love some feedback of my super smart folks out there.I just picked up a single family zoned R2 that I've confirmed with the city can make a duplex.

@Tom Ott works for a turnkey company (Smartland) that primarily does single family / small (<5 unit) though they have done mid sized properties and are trying to evolve into a syndicator of even larger deals.Let the board know more about the property; how many units, what area of the city, etc and you should get some recommendations.Oren

If a tenant finds out that you put the pump on their meter and they report you to the city or board of health you will end up paying their full utility bill.

Sometimes depending on the city or town there may be more activity when people are out of work.
