Legal owner can hold the property "in trust" for the beneficial owners. 

It sounds like you’re saying that bank financing/loans are the only way to get financing for one’s first deals, because no one else will trust you based on your lack of experience.

Your first true investment will be scary so don't back away from a good deal if the numbers are there, trust them.
