I'm considering getting another tax preparer to review my documents. of course this would cost me more money. 

Yep the key is if a tenant asks for rent relief that is not in the lease so I the landlord can ALSO ask for current business and personal financials to review their request.

Many experts believe that financial hardship will disproportionately impact people who fall into low, or middle-income brackets, many of whom rent; your bartender, server, hairdresser, grocer, bank teller, your child's teacher, etc.

@Melanie Moran - With the limited info you've supplied, I'd probably do that deal (with as much DP as I could negotiate) & an AIRTIGHT contract reviewed by my attorney & I'd close with MY attorney.

I found The Cooke School by doing a Google search; they have solid reviews and offer the 60 hours of course work required to sit for the licensing exam entirely online for $259.
