Another option is to have the bed on a platform that can be raised and lowered so during the day its right up at the ceiling giving more headroom.

I presently have Rental Agreement templates that I use and they must complete background and credit checks via cozy.com which is whole house based so platform is really used for screening but now I want to make sure I'm not leaving out clauses that could further protect me and my investments.
