On my first purchase (personal home) inspector went to the water heater and it wasn't lit and inspector didn't even try to light it, so he just checked the box as 'needs addressed' and moved on.The only other time I had an inspection on a purchase: inspector noted a few missing shingles with no more comments other than missing.

I ALWAYS have separate pros inspect the roof, HVAC, structural (if something is seen that warrants it), sewer main (or, septic, including separate sewer scope for drainfield AND perk test), and water well (bacteria and pump flow, etc.), if not on public water.

We also have a lot of homes with a lead water pipe, which needs to be replaced, which usually means digging up the front yward to the street.
