Roof repairs, exterior repairs and repaint, parking lot and structure repair, fencing......it's usually down hill from there.  

I'm not opposed to creative financing, but it is far easier to profit on 30-year fixed loans (big, national lenders) rather than 15-year variable loans from a local lender. 

On a side note, in 2008 when I was a police officer in this city I responded to a homicide in the parking lot (drug deal gone bad.)  

Subdivision development has continued to boom locally despite the national lull (if you google population of kennewick or pasco wa you'll see why) however the national situation still affects competition for jobs here.

There are so many vacant and dilapidated properties in this area, there is a school of thought that is gaining traction to turn much of  the area over for open spaces, such as, parks, side yards, and farming.  

I've been trying to buy a trailer park, they didn't accept my owner carry or bank financing offer.
