My wife and I have been doing an MTR-exclusive startegy for 3.5 years, and we still have a hard time figuring out how to predict vacancy, especially in a new market that we're considering.If we look at FF's (pretty crummy) data on their website we either see very few listings, so we think "no one is investing here; bad" or we see a lot of listings and think "too much competition; bad". 

Good tenants in these multi-family are the best sources, they know every movement and let me know of negative activity first in many cases.

Hello BP community,I'm a landlord in California, and I'm dealing with a situation where my tenant is refusing to pay rent for the time during which mold repairs were being done due to water damage from a neighboring unit.

All right, let me tell you guys about my current situation , i’m thinking about going down to very different routes.

My question is, can I pay my husband, who is not on the title,  as a property manager for his time cleaning and repairing a unit I own?     

If your objective is to scale by using investment partners,  my advice is to focus on your own market. 

My first STR was a primary of mine and its doing great!
