I'm driving for dollars, sending direct mail, and making cold calls.I'm in California right now, but considering steps for a relocation to Virginia Beach, VA some time in the next year.

From my research, VRBO tends to have many more listings at "resort" type areas (think beach areas and ski areas) where as AirBnB has the larger part of "urban" listings.  

We chose ours for the location  - right across the beach from Ala Moana Beach/Park and it was within our BAH range.  

Additionally, find out who the top producers are and reach out to them directly.I started out in the business 9 years ago by doing just that, and scoring a paid assistant position for one of the top teams here in Newport Beach.

I am a 24 year old male United States Army Veteran who currently lives in West Palm Beach, Florida with my significant other.

It is unfortunate that someone more knowledgeable and skilled than I hasn't formed an Association of Real Estate Investors as I would pay a reasonable yearly due/fee for a political voice/lobbyist and someone looking after us with the IRS tax codes.Back on topic - I have a rental in Boynton Beach that has similar application and move in/out fees of $300.00  This association blocks off an area for the moving truck for the move in/out. 

Recently I have started to warm up to the idea of single family, but much work to be done on whether the numbers work.My uncle actually lives in South Florida (Palm Beach County and Broward) and alot of what I have been reading is that the rental market there is hot, due to compression from Miami as people are being priced out, increasing number of retirees relocating, and less buying amongst younger people due to student loans and a less than ideal job market making it difficult for them to save money for a down payment etc.
