They tend to pay more and stay longer.This kind of close monitoring only works in landlord friendly states, evicting someone here in NJ for anything but non-payment is extremely hard. 

Solid location, infrastructure, density, and economics.

Then it monitors the usage and sends it to a hub plugged into the wall somewhere which is connected to the cell towers.

I was thinking of dividing but after looking at the costs for all the infrastructure, I am now thinking of just putting a SFR on it.

One is you are immediately at a disadvantage compared to local investors who know local neighborhoods, can better monitor their properties, can network with local investors and on and on.  

I used to actually build and eventually oversee the construction infrastructure around the world.

However, I am still curious if home owners are willing to embody the management companies themselves if properly equipped with the infrastructure.

There are no deeds filed but they are usually executed and held by a 3rd party, who monitors payments and gives the documents to the party who is entitled to it at the end of the contract.
