There are some "Investor's friendly Brokers" in town when it comes to Investment which you need to be able to identify by finding out what they will offer you.

As far as researching the market, once you've identified the one you're interested in, you can do comparable and what not through MLS (if you can access it, or get an agent to help), then there are the public sites that get most of their info from MLS like Zillow, Trulia, Etc.

@Roger Edington I think it will depend on how the parcel is identified.

But, the problem is you don't have a contract identifying your terms, your text really has no bearing on your contract.  

Plenty of people on here have tried to offer helpful responses, I'm not sure what you are looking for in terms of BP members finding you a solution to a problem we can't even seem to really concisely identify...
