If your goal is to own the property but have essentially no day-to-day involvement in the business of the vacation rental -- you don't talk to potential guests, you don't maintain the calendar, you don't coordinate housekeeping -- hire a real legal licensed vacation rental manager.

Also, how would you craft the agreement so that you are protected but it is a win-win for everyone involved.I recently listened to one of the older podcasts, where the subject to is crafted in a way that gives the initial buyer a 60 day option to find a buyer wanting to do a lease purchase.My good friend owns a nice 2004 3/2 down the road from me and she is recently divorced but is stationed in CA in the Air Force and can't afford the maintenance on it...she has rented it the last year but couldnt get the rents because of some of the deferred maintenance issues so she can't even cover her mortgage now.

I would check the moisture content of the walls, concrete floor, wood members in the basement and the air itself - my guess is that they're all reading higher than recommended.

I'm willing to work in any area because I want to learn every area: marketing for sellers, talking with sellers (have done some on my own), evaluate property (I have a Realtor to help me with that), working on the actual rehab (want to learn materials, costs, how to hire the right labor, how to know what a property needs and be able to correctly estimate it on the spot, etc.), learn how to negotiate, deal with, and talk to money people, municipalities, attorneys (I have a small relationship with a closing attorney in Greensboro) and other professionals in the business.

In terms of hiring a property manager, many property managers are fine managing just 1 property (and since you typically pay a percentage of rent it really shouldn't matter to you).If you want to manage it yourself there are a handful of online landlord / property management software's you could use and access your account anywhere with internet access.You will still need someone (either a friend, or, at a minimum, vendors) you can count on locally to deal with any issues that arise when you are out-of-town.
