There aren't many renters in the area, and while we all know many great renters that would give you the shirt off their backs, there is a negative stereotype about renters that exists.While there is nothing they can do legally, I like my neighbors, want to have a good relationship with them (they have my number, and would likely text me if the renters are causing havoc, for both their benefit and mine).Have any of you experienced this, or have any tips on how to "break" the news?

Second question, Should I go toward the top of my budget (qualified at $260,000 and currently looking at properties near that amount) at the start, or should I scale back and do a smaller property a little further away to test the waters and gain some experience with finding and managing tenants, but will allow me to easily afford the mortgage in the event of vacancy.Any advice, or criticism, would be greatly appreciated.

I am not an attorney but I would write something likeIf event X happens then buyer and seller agree to YIf  event X does not happen then contract is void and of no further effectThis might not be a valid contract as it depends on another factor happening which neither of you have control.
