A "normal" 19-year old would be thinking that the future is way off, and that there's no reason to start getting his act together now.Keep this attitude and effort going, and you'll soon be the employer of the "normal" guys.Let's hear it for ABNORMAL. 8)

Well, this is the same thing, and sometime there is a genuine incentive for using the inhouse lender, although if you do start doing this kind of investing, you WILL want to establish a relationship with a lender of your own, and have them see if they can give you the same or a better deal.

I never understand all this effort just to "broker" transactions.

It takes effort.

So hesitant because of the experiences they are facing in this market that they don't even make an effort to try to get approved for a loan.

If 1 out of 1,000 people can be millionaires out of that 1,000 how many people actually take the time to educate themselves and put forth the effort 110% to achieve their goals and are willing to take some risks?

It wasn't a killer profit, a little less than the minimum that I usually desire, but it was well worth it due to the light amount of time and effort that I had to put into it.

I am sure that you will be successful at whatever you put your effort towards.
