I am by no means an expert and have had similar interest in using the VA loan for investment purposes.

Are suggesting that someone should expect to compensate an expert for sharing knowledge gained from experience and/or coaching and not get something for nothing?

It's not to say I'm an "expert" now, but I definitely feel like I have a strong foundation.  

A lawyer may know in general about the accounting part of an LLC, but he is not an expert. 

@Brian Gibbons since you seem to be the resident expert on the subject,  Will the ROFR totally mitigate ones risk of litigation?

As one of the resident experts in all things student loans (for good or bad), I would tell you my initial thought is that if you don't have a TON of loans, then save a little longer, pay them off, and then your improved credit score, improved debt-to-income ratio, and overall cash flow, will ALL be better for investing.

I know I'm not an expert as of yet but I've always been good with #'s so I'm confident in my approach when negotiating pp with sellers.We all have our ways of giving constructive criticism.
