Anyone attend any of the two internet advertised REIs in Columbia?

Minimum of 3 Bedroom, No Cap On Price, At least 1,000 Square Feet, Good Neighborhoods, 25-30% profit on fix/flips, Double Digit ROI Returns  on Rentals. 

@Alvaro Alvarado The three day seminar is about 10% useful content (maybe 20% if you know nothing) and 80% advertisement and hype for more expensive education.  

I mean, is it that hard to find deals that this guy is literally opening a business and advertising that he buys houses that way? 

You paid the advertising, he's representing the buyer here not you, and there is no other realtor involved to split with.

I'd call it advertising expense and it would be fully deductible. 

I have seen many properties advertised at a 9% cap rate that calculate it based of full occupancy which the building hasn't ever supported. 

Lawn care/snow removal, legal, accounting, advertising, pest management, etc.As I said it still looks like a good deal. 

If we want to support small home equity loans, worth $50k-$150k each, as is the plan, and our commission is something like 5-6%, then we have just single-digit thousands to work with as revenue.

Though, I've come across homes that was advertised as a 3/2 but got appraised for a 2/2 because the bedroom wasn't permitted.
