I used to use $30/foot as a decent ballpark figure for renovations, but it seems like renovation costs have gone up quite a bit, $40-50/ft has been the new reality lately, but of course it's tough to put a 'per-foot' number on any particular project because everything is unique.Mobiles on their own land can be flipped, just pay attention to the age, anything before 1976 will pretty much have to be sold on a contract or to a cash buyer.

The new construction projects were spec houses and they were 1 at a time.

One good way to get going is to create a solid plan to look at the investment needed for your first project or rental and then Initiate that plan in a step by step bases.

Value is based on the cash flows a project will be able to generate. 

Interview a few which do similar projects as what you want and go from there. 

He says he has multiple offers on that house to demo and build, and says that he can get me 300K over market value so that they can expand their project.
