As the local governments struggle to manage tax payer money responsibly, they should really offer incentives to private builders to build "income restricted" at a much lower price. $220-$300/ft for vertical build costs.  

I spent the bulk of my career building a portfolio just to wind it down eventually and become a "K-1" investor.

You can go to D Class areas in cheap markets and build a big portfolio.

Use the numbers to build confidence.

This area is pretty hot right now in my opinion given it is transitioning, but all of it is rent-controlled for older buildings.

Con's- more expensive monthly, locking us down to CLT/ condo building for what I am guessing at least 5 years to at least make it worth it. not as much revenue/wealth building opportunity as duplex
