I've been driving for dollars and collected a few property addresses but finding the owners are tricky.

Haven't closed a deal yet but I'm working the streets, knocking on doors, and cold calling absentee owners.

Here was my criteria:  Age of owner(s) 45- 65+, equity 60-100%, Loan origination date 1900-2006, Year built 1990 to present (I heard this in a podcast and went with it). 

Since I plan to rent this previously owner occupied duplex, I want the seller to remove the asbestos.

Should that purchase and sale agreement include that the owner is to transfer to me her holding of the existing renters' damage deposit and last month's rent?

Had it not been for the ceiling collapsing on the top of my head, I would have never known that Id been living in an incubator of filth for 2 1/2 years and the Owner, Property Management and my Housing Provider knew.

Trying to see if there is any type of inventive way to get a deal on a house whose owner has used up most of their reverse mortgage.
