At the end of the term, 30 years, you either repay the total plus a percentage of the amount of increase in equity since inception or if you sell the house then you repay them the original amount plus a percentage when the house sells.

Personally if I don't have rental history within 3 years for a potential tenant and they say they own a property - I verify the address and name on title with the county that the property is located in (most states this info is online through the county assessor's website)

Can't comment on Montgomery County but in Philadelphia with respect to tax sales you cannot obtain title until a year from the date the deed is recorded.
