IANL but I would think the following things could be helpful:- Offer tenant renewable lease w/built in rent increase (thought is HOA may get to approve all NEW leases, but an existing tenant renewing an old lease maybe tricky for them to reject)- Get a seat on the HOA board. 16 units isn't very many to have a HOA?

Prior to the beginning of the project we submitted all changes to HOA (siding color change, removal of shutters etc) however what we failed to submit was a change in the color of the window frames (from white to black)Since completion of the project I have been notified by the HOA I am in violation of the rules because I did not submit all changes.

It is a 4bed/2.5 bath, 2250 sqft single family home.I have looked up a few numbers.Appraised Value: $134,000 (HCAD)Total Market Value: $142,000 (HCAD)Taxes are about $220/month (HCAD)Mortgage Payment: $610/month (used zillow mortgage calculator)Insurance; $100/monthOthers (HOA, WSG): $50/monthVacancy: $160/monthCap.Ex: $160/monthI do not know anything about repairs on this property as I have not seen it, but considering it is built in 1978 and the current owner has been there since 1999, it will need quite a few updates.Conservative Rental Income: $1600/month (Trulia.com)Cashflow: roughly $300/monthThe only things I am a little concerned about is:- Elementary school is a 2 out of 10 on Trulia (Middle school 5/10 and High school is 8/10)- Not a very big back yard, still ok sized, but not a lot.Any feedback would be appreciated :)

If fair rental days is 365, just divide rent by 12.P&I is taken right off of your mortgage statement, if applicable.Tax, Ins, and HOA, either off of your tax returns or if you have impounds off of your mortgage statement.

That is when my former husband stopped paying mortgage and HOA, however he didn't pay child support either claiming his mortgage and HOA payments were too expensive.Our marital settlement states that I will not be held liable for any liens or issues pertaining to the real property incurred either during the marriage and until the children and I vacated the home in April 2012.
