Sounds like you need a term or condition to put in the contract that is based on the vacancy date and your satisfactory inspection after it's been vacated.

But honestly I rather see home that sell for $200,000 over 5m any day.I've seen it but the same people were doing a different show and they bought a beach house for 1.2 mil put in 250,000.00 in 10 days they said and then tried to sell it for 2.4 mil, the owner said it was a flop, it was the first time he partnered up with the contractor, I don't know but if they had listed it for 1.6 wouldn't that have been a good deal and they might have unloaded italso the contractor fell of the ladder and broke his hand and had a cast, then at the end of 10 days no cast, must have been a miracle, I like to watch the shows but a lot of it is unbelievable, especially the 10 day turn arounds

It seems like they just post whatever people put in on the start page (and I wasn't able to find a way to look at the data without submitting); I guessed at what rent on our property would be, and a few weeks later when I came back it was one of the data points.

Its not a cheap thing to put in if you pay for instalation, so if you do it yourself, you really underestimate the value it has to a buyer who PROBABLY would intend to have one installed but most likely are going to be swayed by such minor things when it comes to making offers.

So I ran across this Jerry Norton video where he says part of the time you may be able to pay your EMD using your end buyer's EMD if you put in the contract a clause saying that you will pay your EMD at the end of your inspection period.
