This also makes it hard to compare apples to apples when shopping around or comparing multiple markets.If you're a sophisticated investor with lots of real estate experience than "going it alone" may work out for you.

Walk by the property frequently and you may get lucky catch the owners or contractors there ... basically, good, old fashioned detective work, which could actually be fun and highly educational for future acquisition skills even if this one doesn't work out for you (most don't, but if you keep trying then some do).

I have put in offers on properties that I later felt grateful did not work out for one reason or another (usually because they are deemed too low by the seller) BUT I am super glad for the education I am gaining by analyzing the numbers and the properties themselves.Congratulations on finding and snagging the second deal, and best of luck going forward!
