My current plan is to buy 1-2 single family homes to rent out per year, and then eventually move out of my current home to rent out as well, once I find my forever home. 

As I am reading more it seems common but it also sounds like there are plenty of people who don't do it well.

Like I said- even if it doesn't work out Tuscaloosa seems like a no brainer for appreciation, LTR and probably MTR as well.

The Midwest markets have been attracting investors due to the low cost to entry and a lot of the markets being landlord friendly as well.
