Tapping or swiping a card (especially a credit card) is too convenient and is much less likely to trigger an emotional response during a purchase.

Only advise I would say to you with your market on fire is stay patient, dont get emotional and stay with in your investing strategie.

@Anthony LoiodiceIt's great to hear you were able to get your first rental property, first one is usually tough emotionally. 

I hope they may be at some point because I like the idea of reducing or eliminating a personal bill but it has to make not only emotional sense but financial as well.  

Put things in writing, and without emotion, whether complaints or agreements of any kind.Has the property been inspected by the Owner, PM, or a representative at least annually?

If you want something that is unique, take the time to come up with your own.Ultimately, your deck is designed to do one thing: provide investors both the information and the emotional tie to WANT to invest.

Usually, the numbers for our own house have a terrible ROI because we made an emotional vs logical decision when we bought it.
