Its a waste of time and money to get a quote like this and pay for it when you don't even have a house.

We also have a couple of larger projects looming such as a retention wall (we are on a canal with ocean access), a new driveway, and completion of a fence.

Thanks Michael, There is definitely a lot of work to be done:- Paint is pealing off all the walls- New appliances for 3/4 units- All units are required by the TWP to be connected to sewer now- Bathroom rehab for 3/4 units- Above ground oil takes removed and boilers replaced or retrofitted for NG (This is more a nice to have)I asked the owner if he would be willing to do owner financing and he said no...

Worst case the wall needs rebuilt and joists replaced.

All it took is watching a video on Youtube, a trip to wonderland aka Home Depot (that place is now a little less intimidating after I spent 30 min roaming its endless aisles looking for bolts). point of this post is instead of asking someone to fix it for me I chose to do it myself regardless of how little I knew about it (had no clue how that metal rod just magically hangs to the wall hahaha). 

Im now in contract to pass a busted pipe in the wall with non of the special financing you would normally hear about. 

I'm trying to improve my initial estimates before I waste an electritians time.

HOnly so much you can tell with the walls not open.

Contractors won't waste their time giving estimates so you can determine an offer price.
