Both of the tenants have aspects that I'm not thrilled about (less than clean living habits), but the tenants on one side just set my alarm bells off.When I inspected the house before purchase they were living with no water or gas service to the house (they are responsible for utilities).

I have dealt with a variety of folks with various poor habits and while they have not been happy with me, they seemed to understand the situation.

Not saying this is the case with you but I have had tenants who call for every little thing and after a while I disappear and only collect the rent or fix big issues affecting habitability or safety.

Very unethical, and a bad way to start a relationship with someone who will hopefully play a vital role in your business.

If you're not looking to move I recommend researching property management in-depth once you find a market you like as the PM will be vital. 

It will probably be zoned “Residential”, butthe Railroad will not sale it without putting covenants on it, thatno human habitation (home, daycare, school, retirement home, etc) canbe built there.

With wholesaling it’s vital to stay consistent and motivated because there can be ups and down.
