If it is now illegal to place properties under contract without a license, many wholesalers will have no choice but to either virtually wholesale or bird dog in their local market (unless they want to take that risk).Honestly, I don't think it's "bad" that there are new regulations to abide by.

With all these restrictions due to the pandemic, I wanted to know what strategies people are using these days to network or find cash investors virtually to partner with as in-person networking is not allowed at the moment (I know BP is a great place to do that but are there others as well?).

Refresh your adds, push it out into more sites, get a for rent sign outside and if you can create a virtual showing so potential renters can walk through virtually.If all else fails... see if an agent can rent it for you on the MLS.

Those that hung in with a true vacation rental saw a banner year from what I have heard and from personal experience.I have received many more questions about internet speed this year as people have worked remotely or gone to virtual school.

Right now it would probably have to be virtual but would be better than nothing.

@Lisa Kiu if they are prohibited from smoking in the property but did anyways, I wouldnt hesitate to hold their deposit for cost of removing the smell (paint, deodorizer, ozone machine etc.) regardless of carpet.
