I have so many questions, is there some books, videos, webinars I can look into that further explain this business venture?

Good management and 24 hr video monitoring ? 

I had recently just come across a few youtube videos detailing what not to say to contractors when they are presenting their bid.

I've been watching videos, lurking, talked to a loan officer got approved, talking to realtor who's setting me up within the MLS network, though i don't see an advantage to this over zillow, realtor, or any other site for searching properties. 

I stumbled on this site through a Youtube video I watched a few days ago and wow, what a great site! 

Intentional damage by the sellers or even a vandal in the mean time.If you allow them to stay beyond closing, you need to hold back funds at closing, sufficient to cover eviction, cleaning and for any damage that might happen - and you need to do a walk-through with a video within a few hours of closing to document the condition.Again, this is a very bad idea.
