Just food for thought!

I would just make sure you write something up along the lines of "The leases states I am not liable and tenant should have renters insurance, but this one time I am offering X and if it happens again the tenant will have to use their renters insurance" If a tenant's fridge breaks, I compensate them for spoiled food. 

The quality of life is second to none, the amenities of Greater Portland are fantastic (food, art, recreation, entertainment, etc.) and population is growing. 

CR would not be my top choice for retirement but I am not personally fond of the beach and I adore street food culture which Costa Rica doesn't have a lot of.

Extra costs for grabbing a fast dinner of morning coffee instead of cooking because of the long commute.When you add in the extra costs, often your house hold budget will remain the same whether you buy the expensive/close house or the far out cheap house, just instead of higher housing costs you have higher auto/child care/food costs.Plus when you add in the part of your life you loose sitting on the freeway, instead of at your kid's T-Ball game, and your composure when coming home after battling traffic, stressed, etc. you are really giving up a lot of your life.I have had life with a 3 hour commute each way, and the ten minute commute. 

You have a huge family to think about, and a lot of people depending on you to put food on the table. 

This is not a dinner to "pitch anyone on your deals or mine" just an opportunity to network with real players in the market over good food and wine. 

Frisco has been on FIRE for over a decade and the food scene is, in my opinion, much better.

My experience has been people are less concerned with kitchen size and are much more interested in the storage situation in the kitchen (heck, it matters in general): are there enough cabinets for their food and cooking-related items?
