I have consulted with 2 different CPAs before and they told me 2 different ways.We currently own 1 rental in a Trust and in the process of getting another.I wanted to put the newly acquired property in its own LLC.

Pay attention to how your funds are handled and what protections, if any, are offered.

I did a few and someone turned me in :) and sure enough I got a cease and desist and had to pay a fine and spend 20k creating what State of Oregon  calls a Real Estate paper offering !!.

I am looking for advice if I should just pay my taxes up front when using pre tax funds in lieuof having the IRA own the property and deferring taxes

“People” always think something they already own is worth more than they’d pay for it if they didn’t own it. 

A tenant that pays 100% of the time & never fusses, I will put up with a lot of nonsense.

About 30k remaining in repairs, which I can either pay for in cash or take out a loan and pay off later with the 160k.

That does not mean that pay stubs and tax returns are the only way to prove ATR fir example bank statement loans for the self employed is a method to verify ATR.
