Risk parity, although more commonly applied to stocks and bonds, is a studied portfolio management theory that you may find interest in and find you are able to glean knowledge that transfers directly into real estate.Take care!

In addition when you do decide to form LLCs to transfer your personal properties in the future you have to transfer the deed to the property and (at least in NJ) have to pay realty transfer tax which I just did for one property that I owned in my own name for several years (I had an umbrella insurance policy) and it cost me $1300 to pay the tax (far more than setting up the LLC).

On another thread someone suggested involving my CPA on the front end to ensure that both real and non-real estate assets that are transferred are given appropriate values as this will impact depreciation expense of the real estate assets.
