You could charge a bit of a higher interest rate, require a decent down payment and discuss that you’ll be there to give advice and help, but they are responsible for the whole ‘business’.If you do your vetting properly and help them succeed, you could lower your tax bill and create a long term income.Maybe this is a terrible idea for real estate and/or you just want to dump the homes and walk away.

You would still be responsible for closing costs.If there is still a loan on the property - you may be subject to the due on sale clause.You may be required to file a gift tax return upon gifting the property to your mom.

I do know for a fact that when mail lands on heavy mail days then the response rate plummets because it's likely people don't want to open that amount of junk mail.

To top I️t off, even if the information was accurate, homeowners would still want to use realtors to represent them because of the added comfort of having a professional with experience there to back you up and make sure you are going through the purchasing process legally and responsibly.
