Personally with my brokerage I focus on vision, leadership, and mentorship and leave the whirling doodads and moderately-useful-tech-gimmicks to the brokers who are also clubbing themselves over the head with split-cuts. 

When reading through the proposition before I misread the exclusion for agricultural land to mean there was an exception for farmers, when in reality agricultural property (machinery, storage facilities, etc.) would still be subject to the tax increase, which would end up being substantial.

With the numbers you're suggesting, you don't have much wiggle room so it's worth it to run that calculator a few times until you can do it quickly off the top of your head. 

They can't include any rent potential.Appraisals will often come in close to the sale price because if they don't the appraiser has to do more work to substantiate why.
