They sold very quickly.Did the pole barns act as garage space for parking their cars, or simply storage/workshop space for tenants? 

I purchased the property in august 2019, home inspection was good and pretty much everything wrong with the building(multifamily) was taken care of and fixed by licensed contractors before closing as part of the deal.I just evicted a tenant for non payment of rent, who decided to move out right before he was served by the sheriff, he changed the locks to make sure I couldnt get in, stopped paying rent, then I started hearing sawing, hammering and power tools and oh boy.. he removed walls, railings and insulation from the barn attic storage area he had that's attached to the apartment, he apparently replaced the bathtub surround and put a new one on but didn't seal it to the tub... and continued to take showers, I just had new tenants move into the apartment below this trouble apartment and there is now wet ceiling in there kitchen right under this said bathtub...this was not damaged or wet when I showed them the apartment which was the week he was moving, I heard him just running water for a couple hours one day, Im sure he did this intentionally to cause damage.

I’m considering sectioning it off for storage units for the tenants or possibly even for the general public if there’s not enough tenents wanting storage. 

Needs a property with the following characteristics: a lot that needs to be fenced for security, office space for 2 to 3 people and storage space for business supplies, at least the size of a two-car garage.

Additionally, it's funny that you listed Storage Units since I've been fascinated by them as an investment since high school.

I looked at mobile home park I got outbid on by 400k on 80 acres and our plan was pair more lots with storage and also nonconforming billboards.

I have heard of them lending cost of house + reno costs, so I don't see how it is not feasible that you could over state the cost of reno just enough to pay 4-6 months (with extra month in case) for the monthly payments. 

I just meant, with resi financing, you should go for max 4 units if it is feasible.

Analyzing the feasibility of the issuer's pro forma is where experience comes into play. 

Mention the other benefits so they want to sign up (Free ACH transfer, Maintenance Tracker, Document Storage, etc.).I upload the leases and any other relevant documents like Move-In Condition form, state-required notices etc.Don't overthink it.
