@Joey Moon If I may, I would say pick a niche and stick to that.

I'd probably stick to a couple smaller deals to start to get your feet wet then work up to bigger deals depending what your goals are. 

Stick with the 20% rule for a buy and hold or settle for less in light of the margin opportunity for a 4 unit property?

My advice would be to stick with single family or small multifamily at 1st.

You need to make a decision and stick with it, no half-steppin'.

Or are you sticking to your guns and just digging deeper for deals?

You'll just need to use a good primer to make sure the paint sticks. 

Work with great local contractors who can get a job done right the first time and stick to your budget & timeline.

I can tend to (1) procrastinate like hell on the things that I know I should be doing, (2) be pretty hard on myself and (3) I am also extremely impatient which instead of just sticking with one thing and following it through, causes me to get frustrated when I don't see immediate results and then I move onto the next thing vs just working the process.
