Essentially using leverage to build wealth.And, the risk of something happening to one property is high (heating system, roof, vacancy, etc.)

My wife chats up the tenants while I am up on the roof, crawling around in the attic, and doing exterior inspections. 

Hi Mike, If you have  signs of water damage - check your attic, see if your roof is leaking, or if you don't have sufficient ventilation of the roof.

I know a friend who happens to be a GC based here in Dallas but he travels all over the state to do commercial and residential jobs from roofing to interior work such as floors, and everything else.

I called several lenders and one was 75% LTV, one was extremely slow so I pulled the application, and another was 80% (who I went with).The refinanced property had everything practically new (wiring, plumbing, kitchens, bathrooms, decks, etc.) with few items less than 5 years old (roof, siding, furnaces/AC), but the windows were 10 years old. 

Seems I'll need a bit more revenue out of anything within city limits to account for the extra taxes, and need to figure out exactly what the HOA fees cover.Also, I'm wondering if my maintenance/capex estimate can be a bit lower on TH and condos since there's less to break/wear than a SFH (ie, fewer windows, less in the way of sidewalks/driveway/yard, no roof cost if it's a condo where the HOA covers it, etc).

Additionally, I didn't see any estimate for Capital Expenses(roof,driveway,siding,furnace, etc..)  

Education yourself on roof life, HVAC costs, etc for CapEx moving forward so you can have an idea of the costs in the future and not just an arbitrary number.

They had roofs that were nearing their lifespan about 10-20 years ago, so most of them have had new roofs installed in the past 15 years.
