I feel like this goes against the entrepreneurial spirit of building your own portfolio but does anyone have experience with “rent to retirement” as featured on the ads for all the podcasts?

There are stories everyday now how people who used to make 50-80k working for someone else started their own business and are making 400K a year.

I have a bunch of friends who own houses in the Poconos of all different shapes and sizes, and no one is profitable anymore.There’s just too much  oversaturation of the Poconos market.

There are many mid-west states that are great for investing, even in today's market.

You may need to go out of state, which has its own problems.
