Looking at the 1400 Lake Shr Dr auction, it looks like on that transaction everyone got a pretty good deal - especially the guy that bought the $481,900 for $146,000... oh I think this person bought 6 units at the auction - smart!

It's smart on the investors part as instead of paying 100k for that property cash they can now put down 20k on 5 properties saying they will pay cash.In my neck of the woods this strategy is dead.The banks require a high earnest money deposit on cash offers.Then they have an addendum that states that if the buyer converts a cash offer to financing the earnest money becomes NON-REFUNDABLE and the bank reserves the right to terminate the agreement and go with another offer.

Some schools (NYU for instance) offer certificate of real estate programs for those wishing to learn real estate in an academic environment but without the time, money and hassle of obtaining a degree.The very smart, motivated and technically proficient can search the internet and probably be able to piece together their own "course of study" in real estate.

As an alternative I was thinking of replacing it with a forced air system, though with 2 stories that may take up the whole rehab budget.But just wondering if leaving the monster (and avoiding possibly high removal cost) and just adding a system in the basement and ducts through the floor, plus another in the attic and ducts through the ceiling would sound like a smart idea.

The flip side to that is that I sold my houses at the top of the market just before the market fell - so I looked real smart to people that knew I had real estate.
