Medical complex.  

It's tough to "make" a deal if the seller get's 3 offers in 2 days... our market is much slower too compared to spring, 10-20 offers was kind of normal and 10% over asking a good starting point.

Find a market with huge medical growth....for instance, my city has 4 hospital networks and 3 colleges that have nursing programs

It has an area around the Brandon Hospital full of doctors offices and laboratories etc. as Florida is about half, retired persons who need easy access to Medical.

Hi BP Community  I put in an offer on a commerical property in Bellevue,MI  area on a medical practice(One occupied and one side not).

I wouldn't limit your target guest to medical professionals only.

This is awesome and makes me feel a lot better about taking it slower on the live-in house! 

There are Portfolio programs and even a Medical Program if applicable where you can go up to $2MM if you or partner are in the Medical Field.

To date I have done 2 commercial deals (1 office and 1 medical) but both came from commercial brokers, and in both cases I was competing with other buyers.

If you want to truly match the market rate be prepared to spend some $$ getting up to current standards.Incremental increase are often WAY slower than the market increase.... you will slowly widen the gap even further if you go slow.
