I once did a project as a GC for a Chinese American investor and right when it was time for him to pay me he cancelled his contract with me, did not pay me what he owed me to that date and finished the building with his own contractor friends and family.

I would participate in the project without financial part - providing help and doing different tasks just to watch the process and learn.

@Giovanni Luna personally I don't have experience with development.My firm belief though, if you have experience and a solid track record, finding money for projects is not the challenge, rather locating great opportunities for your investors.Your investors and lender will want to know about your experience and track record.

Hello everyone.I’m gearing up to do my first remodel project.

I've never been called names or had vicious things said to me, but I've been yelled at and had anger projected at me. 

The roof is at the end of its life so in the next year or two we will have to spend another $8,000+ on a new one.

The way I see it, the reason he needs my money is because he doesn't have his own to invest in the project, so why is it so common to say "you do need to put in X%"?

How old are the furnace, A/C, roof, etc.?
