I believe that long-term, with the Light Rail expanding and sites already picked out in downtown Tacoma, there is strong potential over the next 5-10 years for appreciation similar to what we're seeing in the Rainier Valley of Seattle.I don't really like multifamily in the Stadium District for the most part, I feel that it is an area where the highest returns to be had will come from the high-end SFR and condo market.

West 7th might be worth the risk, the residents are on the poorer side but there is alot of buzz about it being an up and coming neighborhood for young hipsters, similar to north east Minneapolis (The area is quite nice along the river, its stated things started turning around after some notorious landlord in that area lost everything).
