If you use rentometer don't assume every property on Michigan Avenue will give you the same results for rent.  

I've never had good results form using the cheap stuff.

Finding 10 CAP's is trickier to do in good areas, but if you get to know an area really well, you can find some steals that could produce 15 CAP's. 

If the lease didn't stipulate no smoking, what baseline will you use in front of a judge to determine his smoking resulted in damages above "normal wear and tear"?

We have had some issue with apartment complexes devaluing surrounding properties, but that was a result of complexes being built with the stated purpose of providing low-income housing.  

Theoretically you should be able to use any title company but often times local to the property can produce better results.
