Hi Joseph, sorry for the delayed response.

While you can hold the tenant responsible for the rent till the end of the lease, it's your duty to mitigate damages.I have an early termination penalty written into the lease, one month's rent.

You should absolutely pay.Realtors have a large variety of responsibilities and motives, and the good ones will provide a lot of GREAT service for you, but this is quite the stretch.

Thank you @Alex Deacon for the response and I agree that I am not ready for this type of investment strategy, but I wanted to attend to at least have a better understanding of the process. 

As already stated you have fulfilled your responsibilities, Take one or two space heaters and do not give a rent rebate...sets a bad precedent and not required under the circumstances.

If you're in a multiple story condo, check the bylaws to see if you are responsible for water damage to any units below yours.Pay close attention to warranties.
