If I remember right they would scrub the walls with dry sponges, replacing frequently, until the smoke coating came off enough to prime and paint.

If it still doesn't work, then one or the other is probably bad.I would use a tester to see if I had power to the outlet wires and then I would know if it was the breaker or outlet and then replace that.

The carpet is in terrible shape and the kitchen countertops (white laminate) need to be replaced as they are damaged from the tenants placing hot items directly on the counter.

@Angel Moreno, a 1031 exchange will allow you to sell that property and, using the correct process, purchase new replacement investment property while indefinitely deferring all tax and depreciation recapture.

He however did mention that they were still rocks (he sent me pics) that he couldnt remove with the auger and to remove the rocks he would need to cut another part of the pipe to remove them and replace the section of the pipe.

Hi,I am making some updates to a rental (not an expensive rental for area)  in Fishers and trying to weigh my options.  If I can get some sort of good deal on granite, quartz, solid surface counters I may go with that...
