All can be fixed with the replacement of the toilet and wax ring...which shouldn't cost you more than a couple hundred bucks.The foundation issue is a completely different story.

We surprisingly have received replacement bookings in Kissimmee for March and April.

I don't think it is BS, but good luck trying to get a 10 or 20k repair/replacement paid.

BUT if it ever needs to be replaced the code is stringent & the upgrade is very expensive.

there were some required replacement items such as some outlets needed to be replaced and I upgraded the electrical panel from a fuse type to breakers.  

Back in September 2015, HUD eliminated the 203k Streamline and replaced it with the Limited 203k.

In my area it is $6 sf to replace. $6000/10 year life span/12 months in a year=$50 per month for 1 item in a capex budget and that is if it is brand new the day you buy it.
