I have a pretty good rate already, 3.875% on FHA, but I'm trying to see if streamline refinancing with reduce by the minimum 5%...hoping there will be between even lower interest rates, newly reduced mortgage insurance, and a 68% refund of previous UFMIP.

They are willing to lend up to either 70% of the before rehab value, or 70% of the after rehab value - so I am the one that will buy the home, all repairs, etc - and pull my cash out upon finishing and getting the appraisor to justify the new value ( this was part of my risk reducing strategy for them).

If there is hardwoods available, we will refinish those in most cases, but I own the sanders so it drastically reduces the cost.
